According to Danielle Hale, Chief Economist at Realtor.com, the nation's 2019 real estate market is “going to be a lukewarm year.” Prices will be slightly higher and or flat depending on location, but not near the level of growth we’ve seen in the last 5 years. The team was expecting rates to be in the mid 5’s, which was a big factor in their less optimistic outcome, but because the Federal Reserve kept rates low, this expands the buyer pool leading to higher demand. Small rate increases don't impact the luxury market as much, but he continues say that there’s still "a gap between what sellers are looking for and what buyers are hoping to pay.” That “gap” for Seattle and the Eastside has been inflated asking prices. As of Q1, 2019, asking prices are down -16% compared to Q1 of 2018,.Sold prices are slightly up +0.7% Year-over-Year.
